Estate Dedicated provides the same scope and expertise as Estate, with one difference: your Helm manager works exclusively on your household. No shared portfolio. Their full attention, every day, on your property and your standards.

Over time that exclusivity becomes something more valuable than management. Your manager learns how your home works, what it needs before you know it needs it, and what your preferences are without having to ask. That depth of knowledge only comes from someone genuinely dedicated to one household.

Pricing is based on the scope and complexity of your household and the seniority your engagement requires. We discuss what that looks like during the consultation.

The details

What you should know.

Contracts
All plans require a 3-month minimum engagement. After that, everything is month-to-month. No long-term commitment required.
Vendor invoices
All invoices are billed directly to you at actual cost. Helm never marks up invoices or earns commissions from the service providers we recommend.
Billing
Your management fee is billed on the first of each month. If you prefer consolidated billing, where Helm pays subcontractors and passes charges through on your monthly invoice, we can accommodate that. Or you can pay service providers directly. Either works.
Onboarding
A one-time home audit fee of $750–$1,500 covers your home audit and home manual setup. If you have a recent property inspection report, the fee is reduced by 50%. The fee is credited toward your first month if you sign within 30 days of your consultation.
Scope changes
Plans can be adjusted after your initial 3-month term. We review scope quarterly and adjust as your household needs evolve.
Geography
Helm currently serves households across Seattle, Bellevue, Mercer Island, Medina, Hunts Point, Kirkland, Redmond, Sammamish, Issaquah, Woodinville, and Bainbridge Island.
